[06-Oct-2016]Absar is not abusive, mean, or angry. He's just not a good landlord and I can only speculate why so here it goes.

1. He is stretched too thin - He is constantly making excuses as to why he can't do things or provide information to you in a reasonable timeframe because he has 200+ apartments and from what I can tell, he is the only person working for "Morning Light Realty" as it's called.

2. He is not a people person - He seems uncomfortable talking to you, which should have been a red flag. However, if you communicate with him via the internet...say you want your building's washing machine fixed...you well, and I guarantee this, recieve a 12-20 paragraph book-of-an-email detailing how and why he can't fix it right away and then will go on to explain the history of washing machines and how one time he used one with whites on the color mode and it just didn't turn out right. It's tiring.

3. He hires the worst people to fix things - This reflects poor judgement or lack of caring. Either are unacceptable in a landlord making decisions about the repair of their properties. I have had workers wake me up at 6am on weekend mornings yelling and laughing on the roof. They leave their tools all over the place in the hallways and on stairs for days. There are old appliances and junk in the stairwells for months if not years. The worst thing was finding a full tank of gasoline with no pressure relief valve sunbathing on the roof of my building. I learned that was dangerous when I was 8 years old. Who are these idiots and why does he trust them?

4. He takes the whole 30 days to refund your deposit - I new a few people who lived in Absar's apartments while I did and they complained that he took 30-35 days to refund their security deposits. I hoped it wouldn't be the case for me...it was.

5. He takes forever to respond - Seriously, days if not weeks for a response. He will make an excuse, just get ready for it. He's constantly telling people he needed to go take care of his elderly father, and that is why you didn't hear back. I understand that obligation, but if you're running a property management company with 200+ tenants paying by no means low rent, you can hire someone to be a point of contact for your residents.

6. He will raise rent on you - Even if it's $10 a month. If you reach the end of your first lease and want to sign another year, god forbid, get ready for a funny and annoying bump in rent. If you have a good tenant taking care of the apartment and not causing trouble, establishing a relationship with that tenant by not raising rent after they commit to another year with you seems like a good idea to me. That's my opinion.

7. Building security - Exterior doors were easy to get into if you lost your key. By no means was the building secure at any point, meaning your first and only line of defense was your apartment door. My apartment door had hinges on the outside. "C'mon in anyone!"

8. Complaints from others - I heard from a friend in another of Absar's buildings that he had a neighbor who went without Hot water (which is included as per the lease agreement) for more than 4 weeks. The poor guy worked as an EMT and routinely had blood and fluids on his hands, arms, etc. after shifts and had to take cold showers. That is cold...and illegal. My friend also said he heard the guy yelling at Absar on the phone because Absar still wanted him to pay rent.

I don't know how many times this guy has been taken to small claims court in Albany, but I bet he knows the staff there by name. Find a landlord you're comfortable with. Just look at all these reviews. I'm not the only one.
