[01-May-2015] Maggie O'Reilly gives Landlords a bad name. She is what I would call a slum lord. She presents a nice looking property, but after moving in the tenant finds out that there are many problems with the structure and expectations of the tenant that were not written out in the standard lease agreement. This property has the following problems that the landlord refused to address or repair:

The sewer line going out of the property is crushed and gets blocked, causing sewage from the toilets to overflow into the yard. She stated in writing that she would not repair the sewer line according to Texas state laws.

The property has foundation issues. Depending on the weather one or more doors in the home will not close properly. This issue affects all doors, both exterior and interior.

The storage building was not built according to proper codes. There is no slab. It was built directly on the driveway and rain water runs through it every time it storms. The siding even started to fall off the sides so that it had to be rebuilt properly to at least keep water from getting in through the roof, but it is still on the driveway. The structure actually failed during a week of rain so that all of our belongings inside were affected. The landlord didn't even bother to put a tarp up over the exposed building.

The landscaping includes two lots, which is very expensive to have mowed and edged. With a $1500 rental cost per month, this added to it, making it almost $1800. Totally not worth it for all the trouble we had with this landlord.

The road this property is located on is the main entrance and exit for the subdivision. People speed up and down this road. It is noisy during peak hours and not safe to walk on.

Insulation is lacking. It was cold in the winter and hot in the summer. Bad for keeping the utilities low.

Neighbors on back fence like to party all night long. They get pretty loud and one time we had to alert the authorities because it literally went on ALL NIGHT until 6am in the morning.

Privacy is also a huge issue with this landlord. She lives on the other side of the fence, next door to the noisy neighbors. She spied on us by slowly driving by the house at random times during the day and night. This was a violation to our tenant rights and we called her on it, but it did not stop.

Overall, this is a property to stay away from if you value peace, privacy and a tranquil environment. If you think you can handle this landlord, at least negotiate for a lower price since you'll have to repair and maintain the property without much help from her.
