[08-May-2017] My roommate and I lived at 3766 Edwards for collectively over 4 years. The first couple of years we resided here the landlord/owner of the home lived upstairs with his family the last 1.5 years other tenants lived above of us. Initially the living arrangement was great. The house was beautiful and an awesome location. The issues became with the landlord himself. My roommate and I took immaculate care of our place; we treated it as if it was our own. We took care of the outside of the home as well, planting flowers and caring for the garden. This was not required or even asked of us we just did this to help make the place look more like a home. While renting from the landlord, we thought we had a great relationship with him. At times the landlord would come to fix things in our apartment or check the batteries in the smoke detector. He would come by unannounced which startled me at first but my roommate and I were easygoing and grateful he was helping us out so we did not say anything. Another time the air conditioning went out in my bedroom and for an entire week in the middle of the summer I had no air conditioning but was patient with the landlord until he was able to get it repaired. I did not complain and allowed him to take his time getting it fixed. There were a handful of times landlord would be working on something in the house and turn the water off. He did not notify us prior to turning the water off but would just do it until he was able to fix whatever he was fixing. When the landlord and his family were living in the home above my roommate there was a leak with their place and the leak came through my roommate's bedroom ceiling damaging her television and DVD player. The landlord never reimbursed her for ruined electronics. Again my roommate and I were very flexible and easygoing we never complained and were very patient with the landlord. We spent hours deep cleaning our apartment once we moved out, we even went as far as to clean the inside and outside of the windows and dust the blinds. 31 days after we moved out we both received a letter sent certified from the landlord. It was 3 pages long and listed all of the "damages and fees". The landlord reported that the damage and fees to our place cost $1406.00. He sighted two storm doors which were ruined by the wind, the walls having damage from pictures being hung (which was permitted according to our lease, we also patched all holes in the walls prior to moving out), water damage due to a leak the landlord claims my roommate and I failed to disclose (we had no idea the shower was leaking), wear and tear to the wood floors (we had furniture pads on every piece of furniture in our place to protect the wood floors), and finally he sites are boyfriends being at our place as a violation of the lease. Our boyfriends did NOT live with us but did occasionally stay the night, especially on the weekends. The landlord has video cameras and states that the boys were observed on numerous occasions using keys to enter and leave our apartment. He charges us $45 an hour for labor and lists the following charges:
1) Storm door damages and repairs in April of 2016 = $330.00
2) Storm door damages and repairs in April of 2017 = $75.00
3) Plaster and drywall repairs related to bather and plaster wall damages = $225.00
4) Mini blinds = $25.00
5) Damages to wood floors from tenant negligence = $380.00
6) Change for front and rear door deadbolts due unauthorized key issuance = $125.00
7) Unpaid water and sewer charges = $246.00
TOTAL charges and fees: $1406.00
TOTAL of deposits $1075.00 - $1406.00 = -$331.00
Landlord is now stating that my roommate and I owe an additional $331 on top of the deposits he is keeping. In my opinion I would never recommend anyone to rent from this landlord. He is completely unprofessional and not trustworthy. |
