[05-Jun-2021] Dear prospective tenant, this review is for carriage house rental behind main front house. Landlords live in main house, mother & son team, local lawyers, very intelligent & articulate.
Neighborhood is one of the best in urban SJ, lots of older well maintained houses with some stunning gardens, excellent for walking, with SJSU a few blocks & downtown about a mile away (ideal location for a college student especially). Like most of the greater area there are unhoused issues, with encampments nearby at creek & park.
Landlords have a nice backyard with koi pond, pergola & dog run (so watch your step).
Carriage house itself is a pre SJ building codes upgrade (guessing 70s or 80s) of the original removed garage structure, as such there are some wonky elements like 7’ tall ceilings, small & steep stairs, lots of legacy cabling, unused heating ducts, plus some odd angles & room sizes. This can be part of the character of the place, but can also be limiting in terms of space flow.
Apparently interior has been remodeled, previously had a wood pellet stove but I believe that has been replaced with a more modern heating system & proper ventilation. I believe they replaced the 20+ year old water heater as well but wise to double check just in case.
Place had termite damage on every floor; repairs were done cosmetically in kitchen (1st floor) & laundry room (2nd floor) but as an older wood shingled structure with termites showing on all floors & roof I’d be concerned if I were the next occupant that the true extent of damage hasn’t been addressed. I believe not fully taking care of this issue has led the way towards potential rodent & mold problems. Definitely the backyard has mice, rats, squirrels, possums, skunks & raccoons about, which can be endearing as well as annoying (depending). I'd ask about the termite damage, what was done in terms of eradication & repairs, plus longer term plans.
The electrical separation between buildings wasn’t well defined, as it turned out the koi pond pump’s power was on the carriage house’s electrical grid. I'd ask about that as well.
The most troubling issue with the rental is the most difficult to discuss; a family member who previously lived at the main residence was forced to move out & the circumstances weren’t pretty, to the point that person was living in the backyard for months. Landlords have a restraining order against this family member, but the individual does still occasionally show up as well. Without judgment I can say this is a truly tough situation for all involved, I feel for them & hope they find some sort of healthy resolution, nobody should have to go through anything like that, but as the carriage house tenant this was a terrible ordeal to experience (the fights & yelling, the police on the premises forcibly removing family member numerous times, a human living outside in the backyard & all that encompasses). May be hard to bring up but I’d suggest talking to your potential landlords about this situation & how they intend to protect you the next tenant from the effects of it.
Overall whether the rental is worth it or not will depend on your own criteria. I left disappointed. Good luck with finding a place! |
