[01-Apr-2021] The landlord here is by far the worst landlord I have ever had the misfortune of dealing with. She does a lot of illegal things in the hopes that you do not know your rights as a tenant and luckily for me, the ones she used on me are illegal and void and null in the state of California. Luckily I knew my rights and asserted them, but she either doesn't know the laws or hopes that you don't. Her security deposit was $850 in the beginning. Then she gets predatory and turns around and asks for more money ($1,700) from me. She states that if the lease agreement is to be forfeited or canceled, she gets to keep your deposit. I trusted her in good faith and obviously had no reason to violate the terms of the agreement or cancel it, so I went ahead and forked over an obscene amount of money for a security deposit. Anyone can agree it is a huge amount. In her ploy to keep my deposit, she decides she will be the one to cancel the agreement after she realizes her failed attempts to try to get me uncomfortable enough to leave won't work, gave a 30 day notice to vacate the premise less than 2 months after I moved in without merit. Under federal CDC regulations, she cannot do this during this period as it has been extended that tenants cannot be evicted. Yes, my rent was paid in full and on time. Again, it was done without merit. Very suspicious activity and with a hefty deposit on the line. The other room she rents out is occupied by someone she will use as a "witness" to false claims that she made against me who obviously didn't witness anything as I didn't do anything she made up. I'm sure there's penalty for perjury on things like that. I could go on and on, but in the end, her practices are illegal and it all worked out in my favor as I knew my rights as a tenant and was ready to take her to court.
