[17-Oct-2022] Here's a summary, with some very important facts first.
I found Bob Wiseman, the landlord to be SO dishonest. The apartment had mold - he delayed the cleanup. He told me to go ahead with temporary mold removal, and said that he would pay. He told my lawyer that he would pay. He sent me a partial reimbursement check, but purposely entered the wrong year on the check. I couldn't deposit the check. He NEVER replaced the check. His handyman was THE WORST. Handyman LIED about making repairs. When I complained, the handyman purposely caused damage.
I had to find and pay handymen on my own, who were able to make the repairs that Bob's handyman Juan never was able to properly do.
I had to leave the apartment because of the un-remediated mold, and pay for a hotel. My health has been permanently damaged because of the mold.
Bob withheld refunding a portion of my 2 months security deposit, claiming that I had horribly damaged the apartment. The photos I took show otherwise.There was no excessive damage, just some reasonable cleanup required. I had even paid to have the walls and ceilings cleaned because of the mold.
Bob is an absentee landlord, who hired sub-standard contractors and a terrible handyman, Juan.
Neglect - Insects and mice.
Juan's repairs were substandard, and Juan lied about sealing the basement against mice. He said that he had filled in openings, and never did. Juan left an opening to roof open, and insects were let in. I received serious insect bites. Both Bob and Juan knew of my sensitivity to insect bites.
Mice: Juan tore away foam on cellar doors and twice lied about re-sealing doors. After I had the storm door sealed at my own expense, Juan opened the basement storm door in the process of doing some other work door and did not replace the foam seal, which allowed mice into the building.
Bob only visited twice in 5 yrs. I had to find every handyman as Bob’s chosen contractors were either not paid in full or incompetent. He insisted on using the same plumbing company doing repairs despite them twice failing to fix bathroom leaks. Juan also was paid to try and fix up there and failed. Juan chipped away old plaster below but never covered the apartment with tarps.
MOLD:
The result of this was a serious mold inspection. Bob told me to get an inspector, and that he would pay. I paid for the inspector. Mold was found. Bob never paid for the inspection - as mentioned above, he sent me a partial payment, with an incorrect date on the check, which couldn't be cashed. The washing machine was full of mold. Bob did not replace this damaged machine. I had to pay for a replacement. Bob agreed to reimburse me, but didn't.
Bob delayed having the mold removed. He said that he would pay for an immediate, partial cleanup. He did not pay.
Other unresolved issues:
There were broken floorboards outside the bathroom. His handyman Juan did not repair. I paid for this repair.
The main floor had loose floor boards and spaces between boards. Juan filled these in these gaps with some sort of concrete, rather than replacing the boards. The floors were then a combination of boards and concrete.
Handyman Juan damaged the stairs while attempting some other repairs. Juan denied doing this damage. I have photographs before and after.
There were openings in front of the house in the concrete. Mice were entering the house under the concrete. I had to pay to seal these openings. I was never reimbursed.
Juan damaged a portion of the outside front stairs, causing a physical hazard to me, and when confronted by me with evidence of this damage, persisted in denying that he had done so
Juan did a repair to the ceiling, which caused all sorts of debris to fall onto my furniture and carpeting. I had requested that Juan place a tarp on the floor before starting work. I offered to buy this tarp. Juan said that he’d be bringing a tarp and never did
Juan claimed that he had sealed openings in the main floor that had allowed mice to come up from the basement. I found the openings in the floor, and had another handyman confirm in a written statement that the openings had never been sealed.
After several incidents with handyman Juan, I changed the locks and denied Juan permission to ever enter the residence.
Then - Juan in the process of making a repair entered the residence through a trap door in the roof. This was without my permission. Juan thus allowed insects and mice into the building.
Bob refused to renew my lease on two occasions, and only allowed me to remain a tenant after raising the rent a substantial amount – 15% increase on two separate occasions
One of these times I had to pay a substantial amount of money to have a lawyer represent me and challenge the non-renewal.
I spent $2000 on lawyer. Bob only agreed to renew lease and spare me moving (while I was battling Lyme Disease and a Bartonella infection), if he could jack up rent 15%.”
Another of these times Bob refused to renew the lease because I had refused to pay a $288 co-payment for part of the outdoor steps that Juan had damaged (described above)
