[07-Aug-2024] I’m very unhappy with Elizabeth Gutierrez's management as a landlord. First thing to note is that she lives in this apartment as a roommate with the other tenants (all female).
She took five months to take care of a cockroach infestation which is a sanitary violation. Her contract states the cleanliness she expects of the apartment which was not upheld in that regard on her end. It also states the expectation that there should be no drugs of any kind in the apartment and there was a time when the other tenants reported to me that marijuana was being smoked in her back room.
She micromanages the apartment. There were several times she turned the lights off on me and other tenants when we were in the living space which was incredibly rude. She keeps a sensitive and high-pitched water sensor directly under the shower curtain to protect from flooding, but a bathroom is naturally going to be prone to have moisture. She would not allow this to be moved anywhere else in the bathroom.
She frequently gave siblings (one of them male) and friends access to the apartment who came in unannounced and didn’t knock whatsoever. That was a violation of my security.
She locked the thermostat and kept the apartment at 62-64 degrees all Winter. When any tenant would try to change the temperature, Elizabeth Gutierrez would change it back to 62-64 degrees from her phone.
Her lack of communication skills was very evident. She often ignored me in the living space as well as my text messages. When a miscommunication happened, it was often blamed on me despite written evidence that I had communicated, and she had not. An example of this happened with my security deposit. It is expected to have a scheduled date and time for the move out inspection. When I tried to schedule this by telling her the day I planned to move out, she never responded. Five days later, on move out day, I still hadn't heard from her, so I sent a video of all the tasks I had completed in thorough detail and asked her to let me know if there was anything I missed. She didn't respond until a week later after I had moved out letting me know that she would be withholding $75 from my security deposit for "failure to properly checkout" since a time wasn't scheduled for a move out inspection. I let her know that I attempted to schedule a time, but never heard back from her with the texts and time stamps to prove it and she still unapologetically refused returning the $75.
It seems that she might be trying to pinch every penny at the expense of her tenants. If you move in with Elizabeth Gutierrez, she might pretend to be friendly and kind in the beginning, but you can expect to be neglected, ignored and disrespected as time goes on. |
