[21-Jan-2025] The property overall was recently rehabbed and was done very nice. The overall until is nicely thought out. But, there are issues.
The basement of this unit took on water during a nor’easter. Some of our items were ruined due to the wet basement floor. My recommendation is to keep only insulated or plastic storage bins in contact with the basement floor. We had to move our basement items to our first floor and keep them there for several days while we vacuumed up the water and allowed it to dry. The landlord brought over the shop vac and assisted moving our stuff and removing the water. The landlord refused to waterproof the basement wall when our stuff was out to prevent a reoccurrence.
The walls between the units are not soundproofed. Fortunately, we had good neighbors. But, you can hear conversations clearly in the other unit. There were times when I would hear an iPhone alarm go off in the other unit which was so clear that I thought it was my alarm. Remember that while you can hear their conversations, the other unit can also clearly hear your conversations, TV, music, etc. Before we moved in, I pointed out the noise coming through. Irene said that the contractor was supposed to put noise dampening material between the walls, but must not have. She did nothing to followup and fix this issue.
The electrical fuses blow in this apartment frequently and randomly when the electrical load is not varying. There is some issue in the circuitry. Each time one blows, it requires a trip to the basement to reset the fuse. They often blow several times in a row until something finally settles down in the electrical system. The landlord blames us for over loading the circuits. She has had her husband look into but they have not changed anything. This happens in the neighboring unit as well. We discussed this many times with the neighbors.
When a drunk driver hit a power pole on Morris Ave knocking out the power for the entire block, it created an electrical surge inside the apartment that fried the motherboard on the unit’s refrigerator. It took us 2 weeks to get this repaired. The landlord initially said that we should pay for the damage and repair and that we should have had insurance on (their) appliances. They ultimately paid for the repair after we pushed back some. During the outage, the neighbor in the adjoining unit couldn’t get their car out of the garage for several days. When we returned from our trip, we discovered that a fuse had blown in our box which was for the entire garage, not just our side of it. The landlord didn’t offer them any help to resolve the garage door issue. And to our knowledge the whole garage’s fuse is in the one unit’s basement still. qwa
The apartment is prone to getting ants. The landlord said that pest control was our responsibility despite NOT being called out as a tenant responsibility in the lease.
The fire extinguisher provided was not up to city code. We learned that a larger fire extinguisher was present when the city did its inspection before we moved in, but it was swapped later for a smaller fire extinguisher.
Morris Ave is busy during the day. We had what seemed to be endless (loud) construction by the county on the gas lines under Morris. Trucks can be loud at the front of the house. People whip down South Avenue cutting thru between Morris Ave and Broad Street.
DO THIS: Make sure you do a final walkthrough with the landlord when you end your lease and take lots of photos of the final state upon turnover. Get a sign off from them on the deposit refund then and there. We took their words at face value when they said that they would return the security deposit minus a few hundred dollars for the materials and labor to spackle and paint over where we had hung artwork. We were surprised with $1600 in charges against our security deposit noted below.
Garage door repair: She charged us for a garage door repair that was operational when we left. The neighbors confirmed that the door worked fine when they returned our garbage cans the day after we moved out. The repair receipt provided was for a repair 3 days after the new tenants moved in. We suspect that they bumped the sensors moving in and we were charged for the repair. When I emailed Irene about how we should not be charged for this repair, I never got a response.
Cleaning charge: She charged us $550 for cleaning when I thoroughly cleaned the unit from top to bottom even though the lease says to sweep clean plus a few other minor things. I had done a deep clean of the bathrooms and my husband did the floors, baseboards, closets, and trim. We joked that it was “Monica” clean. Before we moved in, there was a layer of construction dust all over everything. I asked Irene if she was going to have it cleaned before we moved our stuff in; she kind of chuckled and said no. That irked me since she apparently wanted to have it REcleaned before the new tenants moved in.
Oven repair: Another money grab was in regard to a repair on the oven. I admittedly had left some aluminum marks on the bottom of the over due to some aluminum foil that had stuck during cooking. I spent over an hour cleaning the oven to try to get it all off. Some small aluminum marks remained on the floor of the oven but did not affect its operation. She charged us for “used parts” to replace the damaged oven floor. While she provided pictures of the oven “damage”, she did not provide us with receipts for the parts and the repair. (Even though she provided receipts for the garage repair and the cleaning crew.) So why would she provide actual receipts for work done for those two things, but not the oven? Again, when I asked for the receipts for the oven parts and repair, I got no response.
This apartment was getting one of the highest rents in the area. Summit is a great town. But this apartment probably shouldn’t get this rent with these issues. |
