[01-Nov-2010] I rented a one-bedroom condo from an independent owner named Gordon Gratias. The unit is located in the Aspen Ridge Condominiums in Clive, IA. Building 9513 Unit 9, but he owns unit 10 as well. I originally moved here in July of 2007. At first everything seemed fine, it was my first apartment by myself, and the application process was smooth and normal. In the beginning, one of the first things I remembered was the owner Gordon making it a point to tell me he recently had brand new carpeting installed. Although later on, I figured this wasn't true as there were red stains all over the carpet.
The unit itself has great space for a one-bedroom, 768 square feet, but there are way too many issues involving the owner and the way he conducts business. Most importantly, when you ask your landlord to fix something, he is at least supposed to look into the problem, and solve it. Gordon does the exact opposite. He will rebut to no end, any pleas regarding maintenance of the unit. In fact, Gordon has only fixed one issue, and one other issue I will explain, only as it was convenient to him. He seems to be very apathetic when it comes to his tenants.
All summer I was not able to keep my back door open as bugs were able to crawl inside through the screen, since it did not sit flush against the sliding door as the screen was not the right size. Before that, the screen didn't even shut, so I never could open it to let in cool air, or to even go out on my small balcony and relax. This issue was topped off with a $100 electricity bill since I was unable to naturally cool my third-story unit. It's simple issues like these which could have easily been resolved, but instead, for whatever reason, the unit owner Gordon chose to rebut and ignore them. This issue has been continuing since April of this year. Most recently, I agreed to stay past my lease with a mutual agreement that he would fix the door, which didn't happen. I asked again for understanding with the door issue, and for him to fix it. He claimed we did not make this agreement. He also claimed that he spoke to the maintenance man and they agreed to wait to fix the door until Spring due to the upcoming winter. When I asked the maintenance man about the door myself, he claimed that the was made by Gordon, and that it was not his idea to wait.
Another instance in which I could not rely on Gordon is when my toilet was out-of-order for an entire weekend. He didn't answer his cell phone, or return calls when I left messages. He claims he was out of town, but as a landlord, he is supposed to be available when crucial problems arise. Additionally, issues as simple as buying and changing a bedroom window screen became more than my landlord can handle. So I continue to put tape over the giant holes in the screen to keep the bugs out. There are also an overabundance of fruit flies and other insects.
To cite unprofessionalism, I would point to the time when I casually told my landlord Gordon that I might be moving since I was about to graduate college. He forwarded this email to his wife, because she inadvertently sent me an email that was supposed to go to him stating, "Yippee, now she won't bother you anymore!" I felt disrespected that because I asked my landlord to fix things, which is his job as stated in the lease, that he would invade my privacy by forwarding emails and discussing things with others.
Without a doubt, I would steer clear of any dwelling for rent associated with the name Gordon Gratias. It's not worth it when you can find more attentive, considerate landlords out there, who care about their tenant's well being. Gordon isn't a good landlord and has absolutely no regard for his tenants or their happiness. Ultimately, he seems really unhappy in his emails with his apathetic attempts to address an issue, despite the fact he hasn't fixed really anything at all, for the past three and a half years. So his out-right disregard for tenant issues is inappropriate, especially when he constantly states "perhaps you would be happier elsewhere." This is insulting and uncalled for as he virtually has no maintenance with this particular unit.
