[01-Nov-2011] We had been renting from this landlord (formerly known as L. Sipolins Ltd.) for a few years at 2 different properties. Dealing with any issues in a timely fashion seems to be a big issue for them. The old man who owns several properties across Canada is tight fisted with his money and with one foot in the grave, he appears to want to be buried with the millions he makes and saves due to running sub-standard properties.
Repairs are delayed, if you have any issues with other tenants (which you will because they rent to questionable people), do not expect any assistance from landlord as they only care about the bottom line. In their words: if tenants are paying rent, they have no grounds to do anything, which isn't true legally speaking. They will only do repairs if they are violating safety codes.
Their units are all old, which means old wiring, less energy efficiency, drafty/poor insulation, and cheap building materials. I would highly recommend tenant's insurance as some of their units do not have fire barriers/protection between the units. And poor insulation also means poor noise buffers. You can hear your neighbours do anything from loud sex to operating an unlicensed night club due to outrageous music noise levels. (Hint: Lats Private and Riga Private very poor insulation).
Overall, if you are a student or an ex-con, you will be right at home until you move onto 'normal housing'. |
