[04-Sep-2012] The number one suggestion I would give to future tenants is to NOT rent from this landlord. Although he is prompt at making repairs, he considers the initial deposit as an added bonus. We repeteadly requested a walk through at the end of our lease so he could point out what he would charge for so we could fix the damage and recieve our deposit. He ignored us and even stated it was unnecessary. In the end, it was obvious he avoided this because he had no intentions of returning the deposit no matter how imaculet we left the house. On top of the outrageous charges, he never fixes the things he charges you before the next tenants move in so he can repeatedly charge them for the same things. I.E. charges each tenant to paint their rooms, yet never actually paints them. OR charges present tenants for things left behind from previous tenants because he neglected to remove them before move-in. If you are going to rent from him, I would highly recommend videotaping or taking pictures of EVERYTHING before & after. We even took time to thoroughly clean the house and he still found outrageous reasons and prices for fixing things I'm sure he never did. In the end, BEWARE and be prepared to stand firm and let it be known that a security deposit is not intended to be a bonus and should be returned if the property is not damaged. It's actually a shame, because other than this shady behavior he completes repairs rather quickly. So just be cautious. |
