[16-Feb-2007] 10,000 characters does not suffice to even explain why to not rent from this landlord. We have been here since October of 2005 and have moved within the building once. The lady who we took over her apartment had been promised that he would prorate the month that she had paid for in her security deposit but when She moved out he changed his story.


There are numerous menial repairs that have to be done like the front door handle on the storm door needs fixing but "because it works" he refuses to fix it.

When we had moved from our old apartment to the new one he had told us that we could keep the garage space that we were also renting (for $25/month) but when the new renter that had just signed the lease he had told her that she could have our garage without confirming with us whether or not we actually still wanted it.

The only move-in inspection that he had ever done was when we originally moved in and that was basically him saying here's where there's a couple issues, don't make too big of a mess; we never had a move out inspection when we moved out of that apartment so have no idea if he witholds any of our security deposit for that (as we transferred the deposit to our new unit) where he is going to deduct from, especially because he didn't really do anything to clean it up as we had literally just moved out the last box as the new tenant was moving in.

When we moved upstairs to the unit that we are in currently he had turned off the gas to the stove and also said he would be changing the locks; needless to say the locks didn't get changed and we didn't have keys for the old locks so we couldn't lock our door until at least a week and a half after we moved in and the gas wasn't turned on until at least a few days after that. The way he came in to turn on the gas was with his key to the place, but he never called us to give notice that he was going to enter or leave a note in a conspicuous place as is required by North Dakota law.

There has been some petty theft in the building and one month where our rent was stolen as well. We had laundry that we had to hang dry so it was in the laundry room that was stolen. The ironic thing is that sometimes we forget about our dirty clothes that we have sitting down there and have never had those stolen, EVER. We also had a wet-vac which we were assured would not get stolen by the landlord which was stolen as well and wasn't ours to begin with.

Last summer we also had a few nights when random drunk people would come in looking for people that didn't exist as the building is not secure by any means. It has deadbolts on the front and rear main doors but they are never locked unless my Finance and I come in later than everybody else does in the building.

Frankly I don't think that I'm going to see any of my deposit back and it's really not worth bringing a landlord like him to court as he isn't going to pay it. When we first met him he seemed like a great guy, very family oriented, like when we were renting from him we were like his extended family, but now that we have gotten to know him more we are more leary about him and any other person we may rent from which is why we are moving out of here and getting our own place.

Right now he has openings in 2 units, we are moving out at the end of March, our old neighbours are going to be moving out at the end of April, and then the only person that really cares about the property who happens to be the person that was the caretaker of it at one point in time until John bought the property is moving out in May so he is going to have 5 empty units and he just can't figure out why and keeps on complaining about how he is losing so much money on the property...

We also have 3 cats in which he was going to have us sign a contract saying that we were liable for any damages that he never got back to us on and when our year lease that we had signed went up he had told us that he was going to have us sign another one and we never heard back from him on that...

Renters Beware...

There's more than this, this is just a taste of our experiences here...

I would have to say that the one thing that I do like about the place is that he does cover all utility costs. Hey pays for Electric, Heat, Water, Garbage and everything else. In our old apartment we paid $525 and right now we are paying $440 both of those including the $25 garage rental fee monthly so it's affordable if you're somebody that likes to take long showers and forgets to turn their lights off all of the time, but I still wouldn't reccomend it
