[10-Aug-2016] In the time that I lived in this place I required two repairs. One, in the bathroom, was fixed promptly. The other, kitchen was never fully fixed and while I should have been more on it the landlord tried to blame me for the problem. I found this to be ridiculous given that they should have records of the initial problem.
Like all non-management landlords the walls had been painted over several times and in some spots you could see the different layers. The windows here are old and you'll need to plastic up during the winter. The attic has a floor and can be worked with. I and my roommate used it was a large living room but it gets unbearably hot in the summer and cold in the winter, very little insulation up there.
There is off-street parking, one spot for a two bedroom. It's in the back of the house down a very narrow driveway. Parking is not easy if you have a large vehicle or even mid-sized vehicle.
My main issue was in moving out. It seems that the definition of normal wear and tear is extremely narrow and pedantic. I was told that normal things that landlords are supposed to do for a new tenant were not going to be charged to me as though they were doing me a favor. They are supposed to prepare the floors and walls for the incoming people, that's on them not on the people moving out. The town itself has large garbage pickup and they itemized that as a charge. Perhaps the biggest issue was during the moving out inspection and the landlord acted like renting the place was a favor, no, that's why I was paying rent. All in all I received none of my security deposit back, but as I moved far away fighting it is too much of a pain to be worth it The rent itself was a little high for what I received, but the location is good. You're about five minutes from everything in Rochester.
If you plan on moving in here, I would take one hundred photos and point out anything that you are even sightly hesitant about because you will be assessed it as though it was your fault. I know that you're supposed to do that anyway but this time it's serious, take lots of pictures in the best resolution possible. You have no access to either the hot water tank or the fuse box.
Living there was good, it was moving out that was the worst.
