ADDITIONAL COMMENTS (1)
[15-Mar-2017] Do not rent with this landlord. Maintenance of property appears good at first, but when winter hits, you will realize it is not. The back bedroom has a door to the outside deck that is drafty. I had to double duct tape around all of the door edges just to get it to stop blowing through, and this is after purchasing a below-the-door draft seal, as well as material used to insulate the sides. Still the back bedroom is freezing, regardless of the temperature of the rest of the house. I literally have ice frozen to my carpet from water that seeped in under the wall. The window that looks out over the deck leaks when it rains or when the snow melts. I have duct taped that as well, in an attempt to keep myself dry. The ceiling is currently leaking because of snow melt from the roof, which is only happening because the insulation in this house is awful. There have been a number of absolutely huge icicles, which while looking cool, could easily kill a person were they to fall. Of course, all the biggest icicles are directly above high traffic doorways. When asked about what I should do to stop or take care of the dripping ceiling or the dangerous icicles, the landlord said that maybe he and his handyman will "come by tomorrow" and shovel the roof. More times than I can count has this man said he would "come by tomorrow" and then never showed up (or came ridiculously early in the morning). He has never given a direct answer to us about when he will be here, and when he shows the house to new potential tenants, the time frame is often nearly all day (ex 12pm to 6pm, two days in a row). His handyman, IF he comes to fix things that we alert the landlord to, will bring with him several cans of Monster that will be left haphazardly scattered throughout the house. He also always leaves a cloud of cigarette smoke (or the smell of it anyways) behind him.
Snow removal was supposed to be taken care of, as per the lease, but the landlord is not diligent about it and complains about the other properties that he has been taking care of. We ended up digging ourselves out of nearly 3 feet of snow, waiting for him to come to snowblow or plow.
Landlord also drives by several times a day and asks us uncomfortable questions about the people coming and going from our house (friends/study groups/ significant others). He will often show up unannounced, and let himself in while we are in the shower, bathroom, or not there at all. The lease specifies a 24 hour notice before showing or inspecting the house. Rarely has this been observed. Landlord is militantly strict about having guests, even if those guests are significant others or visiting family members, they are essentially not allowed.
THE GOOD:
He let us keep a stray cat that we accidentally adopted, even though the lease originally said no pets. The rent is comparatively cheap. He pays for WiFi too (other utilities are NOT included), but the WiFi is actually awful, and I frequently use my phone's data instead of waiting for the WiFi to work.

TL;DR:
Landlord is vaguely creepy, spends too much time at the house he doesn't actually live at, is strict, kinda a jerk, inconsiderate and incorrigible. Doesn't do what he says he is going to do, often will show up unannounced, refuses to work with your schedule. Seems like a nice guy at first, is NOT a nice guy. House is less than good. 1/10 would not recommend, would not rent again.
