My mother and I were the tenants.
Upon meeting her, she didn't even tell me her name, just started talking about her yard and how she comes over every week to do it. That didn't bother me, if she loves to do her yard that much, then have at it. Less for me to worry about or so I though. 3 neighbors came over immediately after she left, telling her horror stories of how she treated her previous tenants. She was nice to us so far so was not going to hold that against her.
A few things she will not tell you: Her son is your next door neighbor, the wiring in the kitchen keeps the lights flickering constantly. Half the living room outlets do not work. The garage door constantly breaks, the basement leaks (she will blame you) and the hot water goes out. Also she will be the only one who have keys to all the locks in the house, you (the tenant) will only have keys to the bottom locks. She also does not want any holiday decorations anywhere outside. She does not like a lot of cars parked in her drive-way (although she can not stop that). There is no drilling or hanging any pictures allowed in her house nor will she allow you to have any satellites dishes or anything of the sort.
My mother and I bought a lock to the backyard gate, and she insisted we give her a key. We did not and neither do any tenant.
When our hot water went out on Tuesday, we told her about it. She came over on Wednesday, said she would have to have her guys look at it. They came over on Thursday, said they fixed it and left. It was not fixed and when we told her again, she accused us of breaking her hot water tank and said she does not work on weekends, so she will be back on Monday! Monday came, her and her guys put a "new" tank in, left and came back on Tuesday to light it.
The issues started in May when she started coming over every week to do her yard. She kept coming over at 10 A.M. and not leaving until after 8:30 P.M. She thinks it's o.k. to use your electricity to blow every leaf in the yard and your water to power wash the house and take as long as she wants. The lease mentions giving a 48 hour notice also on approved dates. We all agreed on Mondays and she did not keep her word. She was over several times a week blowing leaves. We turned our electricity off to the outside circuits and she immediately knocked on the door, tried to come in to turn it back on. When we told her she can't do that, she said it was her house and she could do whatever she wanted.
She also told us (we have it in writing) to buy yard bags (and leave them in the garage for her), yard services and yard containers for her. We wanted to pay someone to do the yard especially the way she likes, but she wants to be the only one to do it and she wants you to pay. We declined and that's when the trouble starts.
She started calling us name and we got a lawyer. We also started sending rent via certified mail. Before, we would get receipts from her stating that rent was paid, once certified mail started, she no longer gave us any "receipts". Once we started doing that, from the end of May to Beginning of August, it was peaceful. She would call and say mean things but she did not disturb the residence.
In August, she came by, looked at her yard (that was cut) and the a few weeds growing in-between the drive-way and left. Came back in 10 minutes (she lives 3 minutes away), handed us a letter, told us to leave by the 30th. It was a hand-written eviction stating that on Aug 5th, we had until Aug 30th to leave. We offered her the returned certified mail which was the rent but she said she didn't want it and that we had 5 days to leave. We figured she is trying to have us gone so when she takes us to court, she can say we "terminated the lease" by leaving early. She is sending us to court and when you look her up online, she has been doing this for at least the last 10 years.
She is sending us to court and I don't know how she is allowed to keep renting out her residence.
