First off, Wendy does not even understand her role as a landlord. I never even met her face to face and we lived there for three years. She has her husband Wayne do all the work while she collects the rent checks.
If we were going to be out of town, we would offer to get the rent check to her ahead of time, she told us "don't worry about it", but when it was time for us to move she held that against us (even though technically we were never late with the rent, not late until after the 5th of the month), making it impossible to get our deposit back.
She also failed to vet her other tenants and they brought cockroaches with them.
It took Wendy eight months to get the exterminator to the apartment and in that time she accused us of bringing them in...even though we lived there for a year and a half before with no roaches. She also made US pay for the first treatment. The exterminator confirmed it wasn't us and it was definitely the other tenants. We lived out of storage containers for the remaining year and six months we lived there because we didn't want to bring them with us.
We could not keep anything in our kitchen cabinets or in our bathroom cabinet. We kept all of our blankets and clothes in space bags to avoid any future problems. We spent well over $550 trying to handle the cockroach situation, and it still took her 8 MONTHS to address the issue.
She also failed to put our security deposit in an account. She then proceeded to harass us through text messages and refused to speak with us face to face. She never completed a walk-thru with us, instead she sent multiple texts, and accused us of using drugs by her "trusted sources", because her trusted sources smelt pot. I'm a medical card holder (which she didn't know, its not her business) and handicapped, I should have taken her to court for harassment.
She texted me I should have cleaned the walls, I told her she can't expect perfect white walls after three years, when they were not painted, only had primer. I told her my parents are landlords themselves and are required to paint after each tenant, so use a semi-gloss if you want the walls to wipe clean, AND SHE AGREED WITH ME.
Only after sending her a certified letter stating we would be filing against her with the magistrate did she send less than a quarter of our deposit back.
She also claimed I ruined her cheap glass stove-top because it had scratches in it. They were superficial scratches and could have been removed with the proper cleaner, the stove was perfectly functional and the "scratches" fall under normal wear and tear of a tenant. She failed to provide instructions for the stove-top or leave a specific cleaner, but kept over $300 from our deposit to "fix" it.
Eventually we got so tired of dealing with her, and we were dealing with a career change, moving, and a miscarriage, we decided to cash the $125 check she wrote for us and finally be done with her.
Overall she is a nightmare to deal with and I now understand why her son and husband take two week vacations to get away from her. I saved all of her text conversations with us, including the time stamp of when we first contacted her about the roaches and finally when the exterminator came. Consider this your fair warning, she comes off as sweet as can be, but when its time for you to move and end the lease, she is an absolute monster. DON'T WASTE YOUR TIME.
