[15-Jun-2021] Ann Hulen aka Nickie is the epitome of terrible landlord. Her behavior can only be best described as delusional and paranoid and she presents the markers of someone who is senile and absent minded. She is dishonest and unreasonable when it comes to repairs and other landlord responsibilities, fails to complete repairs, fails to provide a safe environment and is highly invasive of your personal space.
Safety is an issue. I felt VERY unsafe during my entire lease as she spoke frequently about "criminal activity" on the property and spoke often of people stealing from her or destroying both my property and hers. She spoke several times of an "incident" she had with someone in the past and feels certain that this person is causing the property destruction but did nothing about it to ensure my safety. She has old cameras all over the property, but they do not work.
Pests- the house is full of roaches and spiders. I had to purchase a can of raid for each room. They live in the floor ducts and when the air blows, you'll find roach wings and legs around the floor vents. It's disgusting. It doesn't matter what you do, they don't go away. There is an alarming amount of spiders on this property as well. It didn't matter how many times I sprayed, they would still come back. And different, scary varieties. I got bit in the garage once and didn't realize until two hours later when my foot developed a terrible pain, turned red, became swollen and I lost feeling. I had to get medical treatment for it.
Water- there is something wrong with the plumbing. Every month my bill was over $100 a month and I lived by myself. The base rate was $40. I didn't use the water for a month one time to test it and my bill was still a little over $100. I stopped using the washing machine and dishwasher and it somehow went up. It didn't make sense. When I complained, "Nickie" insisted it was my fault and refused to help with the water company.
Repairs were always difficult and often incomplete. All of the appliances are over 15 years old and only work half of the time. The washer and dryer are from 1988 and the dryer didn't work. I had issues with all of my appliances breaking and it would take weeks to get them fixed. She would pretend that she forgot and then when called out would say "Oh there must have been a misunderstanding". More than once I had to live with friends because my house was unlivable due to her negligence and failure to make repairs in a timely manner. Every year there were major issues with the heating or air conditioning (swamp cooler) that would make the house either so hot or so cold that I couldn't live there. Twice I had to stay at a hotel. She never felt this was her fault and wouldn't accommodate my rent when this would happen.
She frequently stole my mail and packages and would go as far as opening my bills to try to see how much I was paying for water, gas or electricity. She would then try to play dumb by writing a note that would say "so sorry. I thought this was my bill." except it happened so frequently (literally every month) that I had to switch all of my bills to online only to prevent her from reading my mail. I had to cancel magazines because she would keep them, and I ended up having to have my packages sent to a PO box after she stole several and pretended that she didn't.
Rent payment was incredibly difficult- according to my lease I should have been able to pay by several different formats. Instead, my only option was to pay in person by personal check at a specific time on a specific day each month. There were no exceptions if I had a work meeting or was out of town and she made it a big issue when I asked her to make an exception for an earlier payment date/time when the occasion arose.
She has a tendency to hire recently incarcerated men to do yard work and home repairs. Three times I found myself feeling very unsafe in their presence and was scared for both my safety and hers.
In the end the amount I was paying in rent and bills didn't make this property worth it. There are much nicer places for the same price or less that are actually taken care of properly and feature newer appliances, refrigerated air and a landlord that is respectful and honest.
Ann "Nickie" Hulen was so unreasonable as a landlord and so invasive of my privacy that I found myself avoiding her. Stay away! Not worth it!!
