Pros:
Spacious 2 bedroom apartments or 3 bedroom townhouses.
Pet Friendly! Hard to find a place to rent where you can bring your cat or dog with you. Only expectations are to be a responsible pet owner.
Very Nice/Friendly neighbors. For the most part it was pretty quiet and everyone kinda looks out for each other.
Off street parking.
Conviency. 15 minutes from Morgantown, 20 mins from Clarksburg, and about a mile from I79. Minutes away from Fairmont State University and Fairmont General Hospital.
Cons:
The overall reason you will not want to rent from this landlord again will be the lack of accurate and prompt completion of repairs. There have been renters that have had to repair their own toliets, patch holes in walls from previous tennants, etc.
Upon moving into one of the 3 bedroom units you can expect an electric bill every month that will match your rent of $550(no matter which one of the 4 townhouses you decide to live in). The heating and cooling units are old, out of date, and not efficient. It would be cheaper to invest in air conditioners and portable heaters then to use the Central Air.
If something needs repaired expect to go without for anywhere from a few days to a few weeks or longer. Upon calling the landlord you will most likely need to leave a voicemail. Communication between Mr. Demyon and his renters is very poor at best. Repairmen have arrived to units and have not been able to gain access due to the renter not being home, not having a key, etc. Most of the time the repair date is set by the date and time the landlord sees fit.
If you decide to get a 3 bedroom there is a hookup for a washer and dryer but good luck trying to get your washer balanced due to an uneven floor. Even if you invest in a brand new washer you will still encounter this problem. The doorway for the laundry room is extremely small and will not allow clearance for 99% of all washing machines. Apartment Stackable Washer/Dryer sets are pretty expensive and hard to find.
Small and large repairs alike will go unnoticed or put off entirely. Anything from a dishwasher repair, sink repair, bathtub/shower repair, window repair, front door repair, etc.
The outside of the building is also in need of some major repair as well. Gutters need installed and siding is coming off in places. The bushes in the front are often overgrown. Windows in all units need replaced. Some renters have even complained they can't open windows in their unit at all! Most of the windows do not have screens in them anymore.
In some of the units the floor on the first level is very noticeably uneven due to water damage, etc. At one point I even came to find 2-3 places in the floor that were sunk down.
During the winter months you can expect to shovel and salt your own portion of parking, and entrance, and pray you can make it down the driveway. Beware of the large pothole out front!
Overall: Previous renters have wondered if this is a possible slumlord? Great neighbors & Convient but don't waste your money!
