[16-Jun-2009] I originally rated this landlord pretty good, but over the last couple of years that has changed. So I'm changing my rating.
James Kavanagh is the owner and manager. Nice enough guy but has a bit of a persecution complex.
Anything negative that happens is because of something *you* did. For example, when the strings on the window blinds became frayed and were slipping (and thus not able to open or close the blinds) it wasn't because the strings were old and had been used so much, it was because [he said] the plants were too close to the blinds. WTF? And it goes downhill from there.
He has been trying to sell the building and has been asking 11 million for it. He hasn't had any takers so you have to wonder what kind of shape he's in financially, given the current market.
When he posts ads for units that are for rent, he lies about the size and condition. I imagine people see that when they show up to view the place, but come on.
There is a video security system with four cameras but it has never worked. Any time there is a problem, there is never any video to help figure out what happened.
We have a 'secure' garage that has been broken into multiple times. Several tenants have had their cars broken into as a result of that. When I say 'secure' I mean there is a locking automatic garage door and there are two other doors. But somehow people still get in. My vehicle has been broken into twice and each time he says it's because of something about my vehicle. (Has nothing to do with the fact that the automatic garage door doesn't close properly -- something of which he is aware.) The most recent time this happened he told me that he would show me the security camera video but that never happened (perhaps no video?) He said he would send me the police report number so I could call the police for more info, and that never happened. I came home once and found the garage door open and someone sleeping inside. One more than one occasion we've come home to find people [who don't live here] milling about in the garage. His response? "If you don't feel safe I'll help you find another apartment."
If a problem in the building affects you, don't count on any help from him. But if it affects him, you can bet it will get taken care of. Always looking out for number 1.
Again, nice enough guy but he shouldn't be in the landlord business.
